The real test
Any contractor can clean a site well once. The job is the fortieth visit.
Nobody notices a clean office. They notice the morning the kitchenette was missed, the washroom that was not checked, or the Monday the floor was still marked from Friday. A site is judged on its worst visit, and that is the reason to choose a contractor on consistency, not on how good one clean looks.
A single excellent clean is the easy part. It is one visit, done carefully, with attention on it. The difficult part is doing the same work on a wet Tuesday in February, weeks into a contract, when the person who did it last time is not the person who turns up. A cleaning contract usually goes wrong at the door, not at the desk. Who holds the keys, how the alarm is handled, whether anyone is on reception at 06:00: none of it is glamorous, and all of it decides whether the first visit runs smoothly.
When the crew works before opening or after closing, the premises are often empty, so access has to be arranged in advance. Say in the quote notes whether it is keys, a fob or a code, how the alarm works, whether there is a reception or security desk, and any lift or loading rules. It shapes both the schedule and the quote, so it is better said at the start than discovered on the first morning.
Some cleaning products are hazardous substances, and workplaces have duties around them. The Health and Safety Executive points employers to the COSHH regulations as the framework for managing that: assessing the risk, controlling it, and keeping people informed. If your site has particular requirements, such as products to avoid, say so in the notes and they go into the specification.
