The invisible service
Hosts sell an arrival. The clean is what makes it one.
Most of what a short-let host does is invisible to the guest. They never meet the person who cleaned, never see the hour between check-out and check-in. What they meet is the door, the first breath of the place, the bed, the bathroom. That first few minutes is the product, and the changeover is what produces it.
It is also the part of hosting with the least slack. Everything else can be fixed in a message. A missed turnaround cannot, because the next guest is already on the way. That is why a changeover works best as a routine, not an improvisation: the same checklist, the same order, the same team where possible, so it does not depend on who is free that day.
A changeover is not a deep clean and it is not a weekly tidy. It is a reset to a known state, in a window someone else set. The question each time is not "how dirty is it?" but "is it ready for the next person?". That changes how the work is ordered, what gets checked at the end, and why it is worth having a team that has been in the place before.
For a full refresh between seasons or after a long let, a deep clean is the better fit, and the two work well together.

The 90-night rule
A short planning rule that is easy to half-remember. Here is the whole of it.
In Greater London, letting a home as short-term sleeping accommodation normally needs planning permission, because it counts as a change of use. There is one important exception, and it is the reason so many Londoners can let a spare room or a home while they are away.
A home can be let for up to 90 nights in a calendar year without planning permission.
The exception has two conditions. The first is the cap itself: the nights counted are those of the current use plus every earlier short let of the same home in the same calendar year, and together they cannot exceed 90. The second is council tax: the host has to be liable for council tax on the home for each night that counts.
It is a planning rule only. It says nothing about your lease, your mortgage or your insurance, and any of them can forbid or limit letting whatever the planning position is. It can also be switched off locally: the law allows a council, with the Secretary of State's consent, to direct that the exception does not apply to particular premises or to an area, where that is needed to protect local amenity. So the rule describes the default, not a guarantee for your street.
A national register for short-term lets has been planned, but it is not yet in force. GOV.UK has the current position, and it is worth checking before you plan around it.

The window
Nobody plans a changeover from the start of it. They plan it from the end.
A turnaround is a deadline with a cleaning job inside it. The deadline is the next guest's arrival, and everything that matters is decided by how much time sits before it.
That is why the first thing we ask is the gap between check-out and the next check-in, not the size of the flat. A long gap gives room for a careful reset. A short one means the checklist has to be tight and the access has to be sorted in advance. Either way, the gap decides the schedule, and the quote is written around it.
Settle those once and each changeover after it needs no explaining. If a booking pattern changes, tell us and the plan changes with it.
